We aim to provide a safe, comfortable, and memorable stay for every guest.
Please take a moment to read and follow these House Rules. Violations may incur additional charges or termination of your booking.
1. Check-In & Check-Out
• Check-In: 3:00 PM – 9:00 PM
• Check-Out: 10:00 AM
• Cleaners arrive strictly at 10:15 AM to prepare for the next guest.
• Late Check-Out: $100 fee applies.
Early Check-In Option
• If you’d like to check in early (between 1:00 AM - 2:30 PM), we highly recommend booking one day prior your arrival.
This ensures:
• The property is cleaned and ready for early arrival
• Guaranteed access without waiting
• No disruption to cleaners’ schedule
2. Luggage Drop-Off Policy
For safety and security, we do not allow luggage drop-off before check-in.
This prevents:
• Misplaced or missing items
• Miscommunication with staff
• Disturbance to cleaners preparing the property
3. Guest Limits
• Maximum 2 guests overnight — strictly enforced.
• Exceeding this limit may incur a $300 penalty.
4. Quiet Hours
• 10:00 PM – 7:00 AM
• Please keep noise minimal, especially on the balcony or during late arrivals.
5. Strict No Smoking Policy
• Smoking is not permitted inside the apartment or anywhere in the building at any time, including balconies and near windows or doors.
• Smoking is only allowed outside the property.
• Any evidence of smoking — including lingering smoke odour after checkout — will result in a $500 fine to cover professional deodorising and deep cleaning, even if NO physical remnants are found.
6. Respect the Property & Neighbours
• This is a residential building — please respect the home, furnishings, and community.
• No parties, events, or loud gatherings at any time.
7. Complimentary Toiletries
A welcome set is provided for your arrival:
• Shampoo & Conditioner
• Body Wash / Shower Gel
• Toothbrush & Toothpaste Set
Note: Toiletries are provided once per stay. Guests on extended stays may replenish their own supplies.
8. Towels, Linens & Blankets
Standard allocation per guest:
• 2 Big Towels • 2 Hand Towels
• Extra requests may incur a $25–$50 fee per item.
• For stays 7 nights or more, a full linen refresh and clean is available for $180.
• A washer-dryer is provided for your use — please avoid overloading and do not interrupt a cycle (child-lock feature enabled).
9. Keys & Access
• Lost keys: $350 fee (locksmith & admin costs).
• If you miss your check-in window, a $100–$200 call-out fee applies for re-entry.
10. Garbage Disposal
• Big Yellow and Red Rubbish Bins are located near parking areas.
• Dispose of garbage regularly to keep the unit fresh and pest-free.
• Rubbish Bins are taken out for collection every Thursday nights - front of Building Apartment along the street.
• Rubbish truck comes Friday mornings.
11. Furniture, Appliances & Furnishings
• Damaged, stained, or missing items will incur replacement costs or cleaning fees.
• Includes make-up, spray-tan, and appliance misuse damage.
• Don’t use white towels to remove makeup as it stains to damage it. Replacement costs will be applied.
12. Pet Policy
• Sorry, NO pets allowed as per building management rules.
13. Cleaning Upon Check-Out
• Leave the property tidy upon departure to ensure a smooth turnover for the next guest.
14. Leave Shoes Policy
• Our home is deep-cleaned and sanitized before each stay.
• Upon entry, please leave shoes near the black rug inside the unit. Hotel slippers are provided for your comfort.
15. Do NOT Move Furnitures🚫and electrical items
• For everyone’s comfort and safety, please do not move or rearrange any indoor or outdoor furniture.
• Do NOT bring outdoor furniture inside or taking indoor items outside.
• All furnishings are arranged for aesthetic balance and to prevent damage.
• Unauthorized movement may result in a penalty, extra charges and/ or deduction from your security deposit to cover cleaning, repairs, or repositioning.
• If you need to move or rearrange any furniture, please seek approval from your host in writing via the Airbnb app or an urgent phone call BEFORE moving any items inside the property.
• Do NOT🚫 leave the hair dryer or iron next to the electrical stove for safety purposes. Return items where you got them from after each use.
16. Upon Check-Out – Take 1 Minute to ⏰Save Lives
Accidents can be prevented. Before you leave, please take just one minute to do a final safety check.
We understand many guests are often in a rush to catch flights or transfers, but this short moment can truly save lives and prevent damage and accidents.
Please ensure the following before locking up:
• 🔥 Turn off all stoves and ovens
• 💡 Switch off all lights and air-conditioning
• ⚡ Unplug or remove, turn off electrical appliances near the stove, oven or sink
• 🚪 Lock all windows and doors securely
Taking one mindful minute to review the check-out procedure helps keep everyone safe — away from harm's way, including residents, future guests, and our staff.
